THE PLOT OF LAND
Area: 67.940 sqm
Owner: Roman Catholic Church, Sídelná kapitula Nitra, on Certificate of Title no. 3479
Legal relationship to the Plot: Lease contract valid from May 02, 2005 until February 22, 2008
Easement contract „in personam“ valid from February 22, 2008 until December 31st, 2075
The heads of terms of Easement contract: Fee for Easement contract relates to the usable plot of 38.736 sqm
Fee payable before the Occupancy permit – 150,- SKK/sqm/year
Fee payable after the Occupancy permit – 300,- SKK/sqm/year
Alternative after five years – fixed fee of 150,- SKK/sqm + floating fee of 5% of gross operating income
At the present time it is possible to negotiate with owner of the Plot about various alternatives:
Exchange of Plot for a part of future units built in the Project Purchase of the Plot
Material contribution to the Project with the Plot (based on market appraisal of the Plot)
BUILDING PARAMETERS

ALTERNATIVE FOR COMPLETION OF THE PROJECT
Completion with a new partner according to the original Project plan
Share sale (acquisition of 100% business share of SPV)
Project is temporarily suspended, it is possible for the new investor to resume the negotiations with tenants and agree upon new conditions of Contracts of Lease or Head of Terms
Establishing a new project plan
Several options for project future purpose (hotel, amenities, flats, office, retail, sports, recreation)
